HOA Software Pricing.
No surprises.
Two self-serve plans, priced by how many properties you manage. Automate runs the whole HOA. Automate+ adds a phone line Herald answers around the clock and a website for your community. Try HomeHerald free for 14 days - no credit card needed. Add a card any time to start a full 30-day free trial on either plan. No per-unit charges, no contracts, no "contact sales" gatekeeping.
Pick your plan.
Then pick your size.
Every plan is the full platform. The only question is whether you also want Herald picking up the phone and a website for the community - and how many properties you have.
A property is one lot or unit - a single-family home, a condo, a townhome.

About those minutes
Automate+ includes 500 voice minutes a month up to 105 properties, 1,000up to 205 properties, and 2,000up to 400 properties. They reset every month. Go over your minutes? Herald keeps answering - 12 cents a minute, capped at your plan price. A busy month can never cost you more than double, and the counter starts fresh on the first.
Pay-per-use add-ons
A few third-party services carry their own usage costs, passed through at cost on every plan. You control when and how often they're used.
Physical and certified mail
Send violation notices, collection letters, and official correspondence as real USPS mail.
Varies by page count and delivery speed. Only charged when you actually send mail.
Payments via Stripe
Convenience fee on resident payments. Accept credit cards, bank transfers, Apple Pay, Google Pay, and more.
Flat convenience fee per transaction. Covers all payment processing. Optional: pass the fee to residents so the HOA nets the full dues amount.
Text notifications
Send dues reminders, violation notices, and community announcements by text message.
For a 100-property community sending monthly reminders, that's under $1.00 a month.
No other hidden fees. No setup charges. No per-unit pricing.
How HomeHerald compares
Most HOA software charges per unit, locks you into contracts, and doesn't include AI. We do things differently.
| Solution | Monthly Cost (100 units) | Annual Cost | AI Included | Contracts |
|---|---|---|---|---|
| Management Company | $1,000 - $2,000 | $12,000 - $24,000 | Multi-year | |
| AppFolio | Quote-only | Minimum spend | Staff AI only | Annual |
| Buildium | $58 - $183 | $696 - $2,196 | Monthly | |
| PayHOA | $49+ | $588+ | Monthly | |
| HomeHerald (Automate) | $49 | $588 | None | |
| HomeHerald (Automate+) | $65 | $780 | None |
A 100-property community lands in the first size tier: $49 a month on Automate, or $65 on Automate+ with a phone line Herald answers and a community website. Competitor figures are list prices published by each vendor and often exclude add-on modules.
The ROI math
For a 100-property self-managed HOA, HomeHerald costs a fraction of a full-service management contract - and its AI handles the routine tasks: answering resident questions, managing violations, automating dues collection, and reaching residents across every channel.

Pricing FAQ
Everything you need to know before signing up.
Can I try HomeHerald for free?
Yes. Every community can try HomeHerald free - no card needed. HomeHerald has two self-serve plans, Automate and Automate+, and every new community gets 14 days free on the full Automate plan. There is nothing to enter and nothing to cancel. When you are ready, adding a card starts a fresh 30-day free trial on the plan you pick, which can add up to 44 free days in total. Nothing is charged until that card trial ends.
Do I need a credit card?
Not to start. The 14-day free trial runs the full Automate plan with no card at all. You need a card for two things: Automate+, because it provisions a real phone line and your community’s own local number, and the extended 30-day free trial. Add a card whenever you like - during your first 14 days or after they end - and a fresh 30 days of free trial starts on whichever plan you choose. Cancel before that trial ends and you pay nothing.
What is the difference between Automate and Automate+?
The phone and the web. Automate is the entire platform: dues and payments, Books & Banking, Herald chat and the email agents, Herald Shield, amenities, work orders, voting, blasts and certified mail. Automate+ adds Herald Phone on top of all of that - Herald answers your community’s line 24 hours a day, your community gets its own local phone number, residents can text with Herald instead of calling, you get a community website, and a pool of voice minutes is included every month. Nothing is taken out of Automate to build Automate+.
Which price applies to us?
Count your properties. On Automate that is $49 a month up to 105 properties, $99 up to 205, and $199 up to 400. On Automate+ it is $65, $125 and $250 at those same three sizes. If your community grows past a tier boundary we tell you before the price changes, so there are no surprises on the invoice.
What happens when the free trial ends?
That depends on which one. When the 14-day no-card trial ends, nothing is charged and there is nothing to cancel - your community and everything in it stays put, and you can add a card any time to pick right back up. When a 30-day card trial ends, the card on file is charged for the plan and size you picked - $49, $99 or $199 on Automate, or $65, $125 or $250 on Automate+. You know that number before the card trial starts. Cancel before it ends and you are never charged. Cancel later and billing simply stops at the end of the month you already paid for.
We already have a HomeHerald community. Does our plan change?
No. Communities created before this pricing change keep the plan they are on today. Nothing is being taken away, nothing expires, and you do not need to do anything. The new plan structure applies to communities created from here on.
How do the voice minutes work, and what if we go over?
Automate+ includes 500 voice minutes a month up to 105 properties, 1,000 up to 205, and 2,000 up to 400. Minutes reset at the start of every month. If your community goes over, Herald keeps answering - overage is 12 cents a minute, and it is capped at your plan’s monthly price, so a runaway month can never cost more than double.
What if we have more than 400 properties, or more than one community?
That is the Custom plan. Automate and Automate+ each cover one community up to 400 properties. Custom covers communities of any size and an unlimited number of them under one account, with white-glove migration and implementation and Priority Herald Support. Use the "Let’s talk" button on this page and we will get back to you within one business day.
What costs extra?
Two things, both billed only when you use them. Physical and certified USPS mail is passed through at $1.50 to $3.00 a letter depending on page count and delivery speed. Resident payments carry a convenience fee of 4% + $0.30 per card transaction or 2% per ACH transaction, and your HOA can pass that fee to residents or absorb it. On Automate+, voice minutes past your monthly pool are 12 cents a minute, capped at your plan price. Unlocking your community’s own local number on Automate+ is a one-time $5, and changing it later is another $5, with one free swap in your first 7 days. No per-unit pricing, no surprise invoices.
Is there a contract?
No contracts. No cancellation fees. No annual commitments. Automate and Automate+ are billed monthly and you can cancel anytime from your dashboard with one click. We do not currently offer annual billing, which also means we never ask you to commit a year up front. We earn your business every month.
Is there a setup fee?
No. No setup fee, no onboarding fee, and no implementation charge on Automate or Automate+. Your community’s own local phone number on Automate+ is included as well - there is no provisioning charge for it. Our AI-powered setup reads your existing documents and configures your community automatically. Most communities are live in under 15 minutes, well inside the free trial. Custom plans include white-glove migration, which we scope with you.
What payment methods do you accept for subscriptions?
Subscription billing is handled through Stripe. We accept all major credit cards - Visa, Mastercard, American Express and Discover. Your board can pay with a community credit card or a board member’s card. Invoices and receipts are available in your dashboard for reimbursement.
Try the whole thing free for 14 days.
No credit card needed. Herald's AI agents, Books & Banking, payments, amenities, the mobile app - the entire platform, from day one. Add a card any time to start a full 30-day free trial and unlock Herald Phone and a community website with Automate+. Nothing is charged until that trial ends, and you can cancel anytime.
